Frequently Asked Questions
What are the benefits of working with a real estate agent?
Real estate agents provide valuable information, market knowledge, advice, negotiation skills, and guidance to buyers and sellers as they navigate the complexities of real estate transactions. In addition to streamlining the buying or selling process, agents have access to a network of professionals and resources that can be invaluable to their clients.
What’s the difference between a real estate agent and a REALTOR®?
All real estate agents in Ontario must be registered with the Real Estate Council of Ontario (RECO), which requires completing the necessary education. They must also carry professional liability insurance and consumer deposit insurance.
To be a REALTOR®, the agent must also be a member of the Canadian Real Estate Association (CREA) and adhere to its strict Code of Ethics. REALTORS® have access to MLS® Systems, which facilitate the cooperative sale of properties to benefit consumers.
How do I choose a good real estate agent?
A good real estate agent should be familiar with the local real estate market and passionate about serving their clients. They should prioritize their client’s best interest and be attentive to their client’s needs throughout the entire buying or selling process and beyond.
Recommendations and online reviews can help determine if an agent has a good reputation, but personally interviewing potential agents is the best way to ensure they will align with your needs and goals.
What does a buyer's agent do?
A buyer's agent represents the buyer's interests, helps find suitable properties, negotiates offers, and guides them through the closing process.
What does a seller’s agent do?
A seller’s agent is able to leverage their knowledge of the local real estate market to accurately price, stage, and advertise a home, as well as negotiate the best selling price for their clients. The agent will also be there to help navigate the legal requirements of selling a home and protect their client’s rights.
How much do real estate agents charge?
Real estate agents typically charge a commission that is negotiated with the seller, based on the sale price of the property. This commission is usually split between the buyer's and seller's agents, therefore the buyer is not typically responsible for paying their agent’s commission.
